Why does a big Weston house cost more to roof per square?
A roof is priced partly by area and partly by complexity. A simple gable is quick to cover. A roof with many valleys, dormers and chimneys has far more cuts, more flashing and more places where a mistake leaks. Larger houses on bigger lots often have exactly that kind of roof, which raises both flashing work and cost per square.
That is a qualitative point, not a price. We found no sourced Weston figure, and published cost guides disagree by a factor of two or more, so the only number to trust is the one a roofer gives after climbing up. Read the cost guide for why.
If you are comparing quotes, ask each contractor to list the valleys, dormers and chimneys they counted. Quotes that count different things are not comparable, however similar the total looks.
The same logic applies to repairs. A leak on a roof with a dozen valleys can start far from where the stain shows, so the roofer may follow the water uphill across several roof planes. That takes time and should be part of the diagnosis, not a surprise on the bill.
What is the Silver Hill Historic District, and does it matter?
The Silver Hill Historic District covers 79 buildings on Silver Hill and Westland Roads and Merriam Street. It is one of the ten National Register districts in town. National Register listing is a recognition of history; local review rules are a separate matter, and we cannot say which properties are subject to them.
What we can say is the practical advice: properties inside a historic area may have review rules on roofing material, so ask first. Do that before you get quotes, because the material decides the price.
If your roof is slate or wood, the guides on slate roof repair and cedar shake roofing explain what a careful repair involves.
How do trees and gutters work against a Weston roof?
Wooded lots are a common feature here, and the leaves from overhanging trees end up in gutters and valleys. A gutter that fills in autumn holds water and weight through winter, and it is a first suspect when ice forms along an eave.
Boston averages about 43.8 inches of snow a year, and ice dams form where attic heat melts snow that refreezes at the eaves. On a large house with a long attic, finding the air leaks, such as recessed lights, ducts and hatches, is part of the cure. The ice dam guide covers the Mass Save assessment.
Gutters on tall roofs are a job for someone with the right equipment; do not lean a ladder against a wet or icy gutter.
What happens after a wind storm in Weston?
Storms in this region bring wind, and limbs coming down on a roof is the usual damage on a wooded property. The January 2018 bomb cyclone is one example of a storm that hit the Boston area hard, with at least 17 inches of snow in Boston.
After a storm, look from the ground for lifted or missing shingles, a limb resting on the roof, or water in a ceiling. Newton Roofing connects you with a roofer who serves Weston when one is free; we cannot promise an arrival time or tell you whether insurance will pay.
Report damage from the ground and leave the roof itself to a roofer.
